Closing The Deal

It’s Time to Celebrate!

The Finish Line — and What Comes Next

Whether you celebrate with champagne or simply exhale with relief, there are a few important steps to complete before the keys are officially yours.

Final Walk-Through

The final walk-through is your last opportunity to inspect the property before closing. At this point, all contingencies should be satisfied and the seller's belongings removed. This inspection typically takes place the day before or the morning of closing.

Closing Day

When you are satisfied with the final walk-through, it is time to close. You, the seller, and the closing agent will sign the settlement agreement, which documents all financial transactions involved in the purchase. You will sign your loan documents and deliver your down payment and closing costs to escrow — either via certified bank check or electronic wire transfer.

Once all documents are signed and funds are confirmed, the deed will be recorded at the County Recorder's office and ownership officially transfers to you.

At RealiCare Real Estate, this moment represents more than the end of a transaction. It is the beginning of a new chapter — and we are honored to have been part of the journey.

Tips For Buying The Perfect Home

At RealiCare Real Estate, we believe that informed buyers are empowered buyers. Here are key principles to keep in mind as you move forward:

Don’t Max Out Your Budget icon

Don’t Max Out Your Budget

Being approved for a maximum loan amount does not mean you should spend all of it on the purchase price. Reserve funds for closing costs, taxes, and potential repairs or improvements.

Research the neighborhood carefully — consider proximity to schools, shopping, employment centers, and long-term resale value.

Never Skip The Home Inspection

A thorough inspection uncovers issues that may not be visible during a walkthrough, giving you peace of mind and leverage in negotiations.

Get Pre-Approved

Pre-approval signals to sellers that you are a serious, qualified buyer — not just browsing. It strengthens every offer you make.

What Price Range Can I Afford?

Resources For Melbourne Home Buyers

The journey to homeownership starts by understanding how much you can afford. One major thing to consider is your down payment, if any. Many consumers believe it's impossible to buy a home without at least 20 percent down. But thanks to various government-sponsored programs, many people can now buy a house with as little as 3.5 percent toward a down payment. Veterans of the U.S. military have zero-down programs available.
